Return all keys, remotes. Leave forwarding addresses and phone numbers.
- Coordinate with your bank to stop your automatic payment with your last month’s rent. We cannot stop your payments since they require your authorization. If you pay through the Tenant Portal, make sure to also manually cancel it.
- Coordinate with our office the date for transfer of utility accounts. You must maintain utility service through the last day of the lease term or will incur a $100 fee in addition to any connection/ initiation/ service fee charged by the utility company. Provide all utility companies with forwarding address for mailing final bills. (Oil tank filled and measured if required by lease (copy of measurement and paid invoice)).
- Have carpets professionally cleaned, as required by lease, and provide a copy of receipt at check-out. If pets lived on the premises you will have to de-flea and de-tick the carpets and provide a copy of that receipt as well.
- Have all floors cleaned.
- All windows washed inside.
- Walls, ceilings and closets free from any washable marks.
- Clean all woodwork, trim, doors, and baseboards.
- Clean light fixtures and replace all burned out bulbs.
- Clean shelves, counter tops, drawers, and cabinets inside and out.
- Have exhaust fan and cold-air-return ducts free of dust and dirt.
- Clean refrigerator inside and outside as well as area beneath.
- Have range, oven and exhaust fan filter free of grease and dirt, including area around and beneath.
- Basins, tubs, shower stalls, commodes, and tile need to be cleaned.
- Clean laundry tubs and washing appliances.
- Remove trash, rubbish, and ALL of your personal property from interior and exterior of premises.
- Trim shrubs and rake and bag leaves.
- Replace furnace filters as were provided at beginning of lease term.
- Exterminate premises to remove any household pests if applicable.
- Repair any damages to premises, which were not noted on check-in inspection. This must be done by a professional contractor.
- ALL keys, fobs, parking passes, pool passes, garage remotes, etc. must be returned to the inspector when you meet them to do the move-out inspection. If keys are not given to the inspector, you can drop them off at our office no later than the lease end date; make sure they are properly labeled. Failure to return these will incur a deduction from your security deposit due to costs of rekeying the locks.
Note – Please be advised that in any case where McGrath Real Estate Services, Inc. must contract to have any of the above items completed, a 20% service charge will be added to the cost of each repair.
Move-Out inspections will be coordinated through and performed by an authorized McGrath Real Estate representative. These inspections can be scheduled between 10am and 4pm Monday through Friday (“Inspection Hours”). For an appointment outside of Inspection Hours, Tenant must schedule with a representative and agree to a one-hundred dollar ($100.00) inspection charge payable to McGrath Real Estate Services. All appointments and inspections outside of Inspection Hours must be acceptable to Inspector.
